The Arizona Month-to-Month lease agreement is a short-term lease that contains no set end-date. The contract is used in situations in which an individual or family will be living in an area for a short amount of time, will be on a longer vacation, or any reason in which a longer termed lease would serve as unpractical. Either the landlord or tenant can end the contract for any reason, although the tenant will not be reimbursed if leaving before the month is up. In correspondence with Section 33-1375, the landlord or tenant is required to give at least thirty (30) days notice before the periodic rental date contained within the notice.

Statute: § 33-1375 “Periodic tenancy”

Required Notice to Terminate: Thirty (30) days for monthly tenancies, ten (10) days for week-to-week tenancies.
