A Georgia commercial lease agreement establishes a contractual relationship between the owner of a commercially zoned building, room, land, or other property and a business-running tenant. In exchange for consistent payments of rent, the tenant has the right to use the property to run. their company (so long they remain in compliance with the lease).

Like most states, Georgia doesn’t provide many protections to commercial renters. This is because business tenants are assumed to be more experienced and/or business-savvy, and not as prone to being “taken advantage of” when compared to the average residential tenant.
