Idaho Month-to-Month Lease Agreement
The Idaho Month-to-Month Lease Agreement is a document used for establishing a binding arrangement in which a tenant rents an apartment, room, home, or another type of property, so long timely rental payments are made. The form is very similar to a yearly lease, with the exception that a set end-date is not agreed upon by the parties. Because of this, either the landlord or tenant(s) can end the agreement by providing written notice of only one (1) month. At the benefits of being able to evict a tenant for no reason and charge higher rent, the agreement can cause landlords to work significantly harder to fill open vacancies. In addition to being used for rental properties, the form can be used for further protecting those that use AirBNB and other rental apps.
Prior to sitting down to sign the lease, the landlord should take all necessary precautions by requiring the tenant(s) to complete and return a rental application.
