The Washington Month-to-Month Lease Agreement binds a landlord and tenant to uphold the terms of a lease agreement that does not have a fixed term. The form is one of the final steps in the leasing process and typically comes directly after the landlord approves the tenant(s) via a rental application and associated background checks.

Once the agreement has been signed and the tenant moved-in, either party can formally terminate the lease by providing an official termination notice to the other party. The notice needs to be a minimum of twenty (20) days in advance of the next lease period (rent due date) in order to be within the requirements of Washington RCW 59.18.200.
