Oklahoma Residential Rental Application
Download the Oklahoma Residential Rental Application, a document created by the Oklahoma Real Estate Contract Form Committee for giving landlords a means of vetting prospective tenants before permitting them to sign a lease agreement. By using the same form for every applicant, landlords can create a standardized process in which they compare each application to a set of criteria that automatically determine if the applicant should be accepted or denied. To do this, the landlord or property owner should sit down and complete the template, filling in the fields (where appropriate) with the minimally-acceptable criteria for an applicant. Topics that criteria should be set for include:
- Income level
- Credit score
- Criminal history
- Evictions (such as requiring there to be “no previous evictions”)
- Number of occupants
State Laws
Maximum Application Fee: No max; any fee deemed reasonable can be charged to those looking to lease a unit, apartment, or other rental type.
Security Deposits (§ 41-115): No limit on what can be requested for an upfront deposit. Deposits need to be returned within forty-five (45) days.
