The Oklahoma Month-to-Month Lease Agreement is a rental form used for officially renting out residential property on a short-term basis. The form is completed between a landlord and one (1) or more tenants, giving either party the option of ending the contract so long a written notice of thirty (30) days is given to either party in advance of the next rental payment.

The form is a common alternative to standard yearly leases and contains many of the same conditions and sections disregarding the term of the contract (which would be one (1) year for a normal lease). Landlords that opt to rent by the month in comparison to the year need to understand that they will often cycle through many tenants in a given year. While it’s possible to lease to a single tenant on a monthly basis for years, the likelihood of that happening is rare. It’s because of this increased chance of vacancy that landlords often charge upwards of twenty percent (20%) more rent for monthly contracts.
