The Arkansas Month-t0-Month Lease (Rental) Agreement is a rental form used for establishing rules and conditions pertaining to the renting of a residential property. The distinctive feature of the lease type is that it is short-term and periodic, meaning either party can terminate the contract with only thirty (30) days notice according to Arkansas code. Because the lease has no set end date, it renews at the start of every month until deemed otherwise by one of the parties. Landlords intending on leasing their property on a monthly basis will attract tenants that are on extended vacations, in need of a temporary home for work, and/or families in need of a dwelling while they wait for their home to be built.

State Laws

Statute: § 18-17-704

Required Notice to Terminate: Seven (7) days for weekly tenancies; thirty (30) days for monthly-based tenancies.
