The Maryland Month-to-Month Lease Agreement is an automatically renewing contract that provides renters with an apartment, room, or home in exchange for periodic monthly payments. The contract is different than the more standard one (1) year lease in that it contains no end-date. To terminate, either party has to provide a single month of notice to the other party, indicating their intent to end the lease. The party ending the lease does not have to have a reason for terminating. Landlords that use the form typically do so because it would be impossible or impractical for them to lease their rental on a yearly basis. Although landlords face more risk leasing on a short term basis, they gain in that they can both charge more for rent and raise rent with minimal notice.
