The Utah Month-to-Month Rental Agreement is the official state form used for leasing residential rental dwellings for one (1) month at a time. The four (4) page form establishes the obligations and responsibilities of the parties and ensures all parties are clear on how to legally terminate the contract, which requires the terminating party to deliver a notice at least fifteen (15) days in advance of the next rent payment.

Aside from the term of the agreement, the lease is very similar to a standard one (1) year lease and covers topics such as security deposits, credit checks, move-out notices, repairs, entry, disability, liabilities, animals, smoking, and much more. Both parties should take the time to read the terms carefully to provide they understand their obligations until the contract’s end.
